The Buying process

Finance

We suggest all finance is in place before a search for property commences. Please see financial advice.

Search and Research

Locate International will search for suitable investment or second home property dependant of the clients brief. When we find a suitable property we will carry out our own research but please ask questions however large or small.  We want you to feel 100% comfortable with every purchase.

Offer and Acceptance

Once you are happy with the property and you confirm that you wish to proceed we will make an offer on the property on your behalf. If the vendor accepts the offer we can then proceed with the purchase. 
Instruct your solicitor

Your solicitor will start drafting necessary documentation and apply for the necessary searches required. They will also establish contact with the vendor’s solicitor.

Valuation/Survey

You will need to have a survey carried out on the property and also a valuation. Depending on your mortgage provider, they may request you to use a particular surveyor. Once you have a date for the survey, we will ensure the surveyor has access into the property.

Mortgage

Ensure the mortgage offer is in place and will be ready upon completion, your solicitor may require your deposit monies.

Exchange

Once everyone is ready, your solicitors will exchange contracts. At this point you are legally bound to buy the property.

Between Exchange and Completion

We will contact the utility companies of the property with all relevant information and you will need to ensure that you have the appropriate insurance in place to commence on completion.

Completion

Final monies are paid and relevant paperwork completed. Once finalized, you will own the property.
